I was 19 years old, working as a laborer for a subcontractor at DuPont. I drove a 1972 Chevrolet pickup. I had 3 pairs of jeans and 5 gray pocket t's that I wore daily. Not saying i couldn't go get these things but I didn't need all the bright and shiny objects most of my friends were buying (the equivalent to a new Silverado, Costa sunglasses, and a Yeti cooler today). I saved up $3500 for a down payment and bought my first rental property....at least that was my plan. 2 weeks later I was laid off. I was terrified. All I'd ever seen was people buying a few rental properties and working a full time job. Here i was without a job and a house I didn't know how to pay for.
I went to work as a laborer for a general contractor and learned quite a bit. I traded my time to him for his help at my house. I got off work and then went to the house and worked till midnight or later most nights. I rented it out for a couple of years until I got married. This was where Teah and I lived the first 2 years of our marriage. I fixed it up but she made it a home. (It was adorable when we lived there). Years have passed and time has taken it's toll on this house. I noticed it went empty a year or so ago and began watching the house. Today I was able to get it under contract again. I hope to soon add new life to this house.
While I was working on this house I made friends with the neighbor and was able to purchase his house when he decided to move into a bigger place. After developing a relationship with him (and making an owner finance offer) I was able to buy the house next door with no money down and 5% interest only payments with a 5 year balloon. I don't even know how or why I came up with that offer but I do remember the butterflies in my stomach when I made it.
